New Nashville

To my faithful followers. I am still here.  Just took a little break to regroup and find some more treasures to write about.  And while I get those written and edited, I decided to give you a little snapshot of some homes under construction around Nashville or recently finished, so you can see how wild it is in this area in terms of building.

It seems everywhere you go these days in Music City, there’s construction, whether it’s homes, office buildings, restaurants, and of course, road construction and infrastructure to support all our growth.  They are going up as fast as the magnolia trees are blooming!!!

Of course my Nashville friends and readers already know this, but those of you who live in other cities may be surprised to see the number of custom homes being built.  This one isn’t far from where we live, and also built by Castle Homes.

 

In this desirable area near Forest Hills and Belle Meade,  you’re surrounded by rolling green hills that give such a spectacular backdrop to any house. And then there’s Percy Warner Park that is a magnet for anyone who loves nature and having a place to walk their dogs, run or just meditate.

 

Within walking distance of the park is a neighborhood I drive through often and I continue to be astounded by the tearing down of charming cape cods and other style smaller homes for much larger custom homes. The following pictures were taken on just two streets in this neighborhood.

 

 

 

 

Many of these new homes are brick painted white with contrasting trim or shutters.  Quite a few of them have special features like this one’s front courtyard, upstairs porch, and charming gate with the privacy wall and gas lights.   And they are likely double the size of the homes that once stood on these lots with mature trees.

Here’s yet another one for sale that I imagine will be torn down to make way for a two story custom home that takes up much of the property.

The style of the two homes above is very popular right now in Nashville. The one on the left reminds me of homes I’ve seen in Alys Beach in the Florida Panhandle.  Those homes are inspired by Bermuda.

Another neighborhood close by called Belle Park is one of my favorites if you like a more vertical style home and virtually no yard to maintain.  I think the homes are gorgeous.

The developer has done a beautiful job with keeping the neighborhood green with trees lining the street, and you have to appreciate the sidewalk too.

The porches give homeowners a wonderful view of the golf course across the street.  Again, a set of porches to choose from when it comes to your lounging pleasure.   The few remaining empty lots in Belle Park won’t be that way much longer either.

Only about a ten minute drive from Belle Park is Battery Square. It’s very small with just four homes situated on the property, and is gated.  It, too, reminds me somewhat of Alys Beach in Florida.

 

 

 

According to an article in the Tennessean published in 2016,  there were more than 23 hundred new homes under construction between April 1st and the end of June.   That reflects a double digit jump from the second quarter of 2015.  That information comes from the DC based research firm Metrostudy. That firm’s data found the supply of vacant lots ready for construction would last just fourteen months, the lowest number since the firm started keeping track of housing in the region.

Their latest field study showed that in the second quarter of 2016, the average price of a new, detached, single family home in the Nashville area rose to a record $381,100. That’s up from 346,000 at the same time in 2015.

Signs of a strong market,  but the explosion of  construction in neighborhoods across the region has led to the challenge to meet demand for new homes, and in particular affordable homes.

I’m sure there are some long time Nashville residents who sigh as they drive by many of the older homes being torn down to make way for new.

 

I can understand that feeling. I think in a way it’s sad to see so much of our city changing so quickly, but hopefully the benefits outweigh the negatives. We are witnessing tremendous growth and change in Nashville.  Let’s hope we can hold onto our charm and maintain what attracted so many people here in the first place!
